I recently attended a housewarming to celebrate the purchase of a clients' first home... like, a month ago.  When I got an email from him yesterday asking me what he needed to do for resale, I thought something must have gone horribly wrong for them to already be doing things to market the house... but no, he just wanted to know what he should be doing for when they are ready to sell.

The more I think about it, the more sense it makes.  We just don't normally think of it in such clear terms, but the fact is, that is exactly what we need to be thinking about once we get the boxes unpacked and initiate a new place.  There are always improvements that we make simply because we want them, and changing the paint in an average sized room is a $30 fix, but actually having a plan for the improvements that will mean a quicker sale for more money is just good thinking. 

I used to write professional resumes for a living, and it was my advice that as soon as someone got the new job, they should update their resume and always be prepared for the next opportunity. Allow yourself some time to settle in, assess the true condition of the house and you will notice plenty of things on your own, but like this savy homeowner, it's never a bad idea to consult a professional Realtor© when you are trying to figure out what the market demands and how to make the most of any improvements that you make to your home.  Chances are, you'll be moving again far sooner than you ever imagined!
