| IS THERE A TREND? I continuously evaluate this market to look for trends in pricing, days-on-market and inventory. Based on MLS statistics, the number of houses FOR SALE in Old Lake Highlands remains fairly consistent. There might appear to be more on the market as you drive the area, but more than half of them are under option or pending, (those are not reflected in the stats). Overall the days on market is consistent too, at 96 days vs. 93 the first quarter of 08, but that's almost twice as long as it was this time a year ago! The list prices have inched up, but the actual selling price is definitely down. Every sale affects the overall "average" price per square foot, and it is extremely rare to see a fluctuation that is significantly higher, but just one "bad apple" (home sold far below average due to condition) will have a significant impact on overall price comparables. One reason that a seller benefits from using a Realtor who not only knows the area, but who also lives in the area is that the agent has a vested interest in getting top dollar for your home... it affects their homes' value, too!
